Well I suggest you start asking around and seeing what is out there. Talk to the people that are in charge of hum,an resources at different companies and hospitals and orgnizations. Some do allow teens to come in work on a parttime basis while they go to school to finish up. That way you are getting your experience. It can’t hurt to ask. Let them know this is really wahat you are wanting to do and need the experience. You can even volunteer your time until they see fit to pay you.

I am going to UCSD this Fall under Sociology major (UCSD doesn’t offer HR or Business) and am hoping to get the BA and intern at the same time.

I am an alumni from UCSC. I majored in Sociology and Community Studies. Although I didn’t plan on it, I ended up working in HR. The fact that I had a degree in Sociology was helpful to get my foot in the door. From my personal experience, the school that I went to was not a big deal.

Writing an excellent cover letter and resume got me the interview. Prepared interviewing skills put me at the top of the list. Excellent references clinched the deal.

Get the knowledge, skills and abilities to do the job. Market yourself well. Build strong working relationships.

I am biased, however, and think the UC degree is the best!

There are a lot of opportunities. The pay goes up the higher up and larger an organization is. What you will want to do is figure what you like doing then see what particular aspect of HR meets that. If not that then try to think of something else. One way to discover this is to read HR job descriptions and see if those things interest you. How important is people first language to you?

I work supporting people with developmental disabilities. One practice I use is people first language. I support people with autism, not autistic people. I spend time with people in wheelchairs, I eat lunch with people with Down Syndrome, I talk on the phone to people who are blind. I frequently explain this idea to people who have no clue. They ask me if it really matters, or if I am just being PC.

Does it really matter?

People-first language isn’t going to help anything if the underlying attitudes about developmentally disabled people don’t change. It’s dehumanization (not that created by non-person-first language), discrimination, and prejudice that are the problem, first and foremost. Changing the language doesn’t solve those.

Also, I’m autistic. Not a person with autism. The “person with” makes it look like you have to emphasize that I’m really a person, like people shouldn’t expect that I’m a real person already.

It also emphasizes what adjectives others view as too horrid to be connected to that person. It would seem a bit odd to call one a person with shortness, a person of the female gender, or a person who happens to live in California. I could call myself “short,” “female” or a “woman” or “Californian.” Being autistic is a lot more important to me than any of those things, and something that pervades every aspect of who I am shouldn’t have to be placed in back just because some people arguing for “political correctness” say so. My being developmentally disabled isn’t so awful that it has to be stripped from me and have the word “person” placed in front of it.

Read Jim Sinclair’s essay on why he dislikes person-first language (http://web.syr.edu/~jisincla/person_first.htm ). He says a lot of what I’ve stated above.

I would say that you should ask those members of the groups you work with what terminology they prefer to use, if they can communicate that. It’s really not your business to force person-first language on the people it refers to without them preferring it already. With others you speak to, try focusing less on changing their language, and changing the attitudes that go deeper than the words they use. If they need reminding that we’re people, then there’s already a problem that goes far, far deeper than word choice.

Modern Homo Sapiens evolved within the last quarter of a million years in West Africa. This period is known as the Pleistocene and it only ended about 12,000 years ago. After that is the Holocene and we still live in the Holocene today. If you could go back in time a couple of hundred thousand years to what is now Tanzania and see those first humans, the other animals would look pretty recognisable. You would see lions, zebras, leopards, elephants, hippos, hyenas etc. All the animals that you would see on the discovery channel. A couple of hundred thousand years is nothing to evolution, these animals will have hardly changed between then and now.
Did people begin to evolve all over the world? No. Evolution doesn’t work that way, you can only have one ancestry. The “out of Africa” hypothesis has been confirmed genetically. We originated there, and then about 70,000 years ago started to migrate across the world.

When did people first understand physical paternity?

That is, when did people first understand the connection between men, sex and babies?

It follows from the theory of evolution that the original condition was ignorance. Originally man, in common with other species like dogs and horses and the other apes, did not understand the connection between males and offspring.

But at some time they must have worked it out. It must have been relatively recently, because in historical times, many peoples were still unclear about it.

Obviously it would have had implications for parenting, sexuality and mate choice. Society would have been more matri-centric beforehand, because no-one would have known what a father was. Men would have appeared in the family in his role as the mother’s sexual partner, not as the children’s father.

How much it would have affected human evolution depends on how far back it happened.

Can I withhold rent payment or place rent monies in escrow?

My fiancee’ and I rent a single family home from a fairly large property management company in Pennsylvania. The home is situated on a large piece of land and is bordered on either side by other property owned by the same management company. This piece of land is parceled separately from the adjacent property, but may have been purchased by the management company on the same deed. Recently, a representative of the management company has stated that we do not rent the entire land area that is parceled with the house. This claim comes after we have been renting here for over 1 year and was NOT accompanied by any specific description of what portion of the land is included. Our lease identifies what we rent only by the address of the property. The lease does not specify any exception to that address (i.e. defining a limited portion of the land to be included). At no time prior to this recent statement from the property management representative was any limitation expressed either verbally or in writing as to land that goes with the house. In fact, the advertisement for the house that we responded to identified the home as “private” and “secluded” and the person who showed us the home stated several times that we would have all of this space and nobody from the adjacent properties (or anywhere else) ever comes near the house.

In short, we maintain that we do, in fact, rent all of the land. However, the actions of another employee of the management company have served to restrict our use of some of the land in question. We have called the management company on several occasions and asked the the employee stop the actions, but to date the problem has continued.

Can we LEGALLY withhold rent or pay the rent monies into an escrow account? If so what is the proper process for doing this? We are certain that we have grounds to break the lease, and seek other housing, but we are not interested in moving out of this home. We are interested in enforcing our lease and getting what we are contractually guaranteed in exchange for payment of the rent. Additionally, we would like to recover a small portion of the rent payments we have made for the past several months since this all started because we paid the full rent amount during that time, but only received part of what we were / are paying for.

If I can not withhold the rent, or place the funds in escrow is there an alternative to compel the property management company to comply with the lease?

RE Big Tom: Just to be clear, the area in question is not “extra” land. It is land that is included with the house. Assuming that I rent only the house, should I assume that I have no responsibility to maintain the surrounding land? (cutting grass, snow removal, etc…) Would I be reasonable to expect the property management company to assume those responsibilities?
RE Big Tom: Also, just a note: The owners have not parceled up the land. They have taken no action to that effect. The parcel that the house is situated on remains intact as it was when we signed the lease
RE Big Tom: I do maintain the entire amount of land. Grass cutting, snow plowing, etc… is done or contracted and paid for by us.
RE Expert Realtor: I have no problem with doing / paying for the upkeep of the land. The issue is that I rent and maintain the land, but the landlord is denying me use of the same. In other words, I am paying for 100% of the house and 100% of the land. I am receiving 100% of the house, but only 20% of the land. The point in the “RE Big Tom” addition was that by his point of view, I am not entitled to use any of the land in conjunction with my lease, therefore raising the question if I should still be responsible for maintaining it. Please understand that this is not a small area that we are talking about. The overall parcel on which the house is situated is over 7ac. IF I am not entitled to use the land, how would it be my responsibility to maintain it?
RE philospher77: The employee is using or encouraging other people to use the land for their own purposes. He had junk cars (although that issue has been resolved), he has dumped garbage, other tenants have used the land for ATVs etc. We just want to be able to use the land to let the kids play without fear of being hit by a dirt bike. Also, we wanted privacy. We offered $100 / month more than the asking price because we were so impressed with the privacy and wanted to be sure to get the place (there were many applicants). The house is so so. Its livable, but not impressive by any means. The value in this rental is the land that goes with it. A similar house in this area without the land would probably go for about $200 / month less than what we pay. The current attitude of the management company is that some undefined portion of the land is for “common use” of their tenants on the adjacent property. We just want what we are paying for.

Are you kidding? You really think that is grounds to not pay rent?

Allow me to clarify it for you.

Nowhere in your post does it say that you simply CALLED THEM to ask what part are you expected to keep up…regardless if it’s in your lease or not..unless it SPECIFICALLY STATES that the landlord is to keep up the grounds, it is YOUR responsbility, not the other way around.

You are creating drama and a problem where one doesn’t exist, and if you think for a second that they won’t renew your lease if you become a major PIA, you are wrong…what a waste of a potentially good reference.

You CANNOT hold rent or place in escrow without the PERMISSION of the court.

If the land is NOT parceled…the whole thing, is YOUR responsibility, thus, the address itself, answers your question.

What do you think about this job situation? have you expereinced something similar?

i got a job at a retail place. i worked in different depts and was told i could choose where i want to work. i end up being assigned to a dept i never knew about, never worked in, and it was not my choice. i feel the skill level of the other employees is much higher than mine, which is why i would not have chosen this dept and that it is ill fitting for me to be there. i feel that the places i asked to work in were better fits. in my official dept the customers dont respond to me i have to share a work space with a group of people who work for a different company that leases space from my company, and they have some type of issue with my company, they are very protective of the workspace they dont like any other employees using things there, even though it is the property of the company i work for. the desk, the computer, the phone line, the computer software, all my company‘s. i was warned about this group but not told exactly what the problem was or what was going on. and my immediate boss has told another employee i would do something for them. my boss over my immediate boss told me and my immediate boss that i was not to do this thing.. i went from liking this company to totally hating my situation here, but am stuck due to financial reasons. i am not a political person, and everyday i feel like am being played, i dont know who to trust i dont really know whats going on. what do you think is going on here? i know its not much info.have you gone through this how did you handle it? i am grateful to have a job, please dont mention the economy, i know about the bad economy, i was told i would get support, and training, and i have yet to see that. i dont want to put in all this work for someone who is just bullshtting. it feels like a set up.

Unfortunately you have become another victim of big business. It’s all about making money and being productive. It doesn’t really matter if the employees are happy and content. It sounds like you were stuck in an entry level position and shoved to the “outback”..First, I would say…continue to search for another job. Obviously, this one has little chance of working out for you. Find one person who shares your dissatisfaction and find out if there is anything that can be done. You cannot be the only unhappy person in that company. Be careful if you are on a probationary period…in some states you can be let go for no explanation and if they feel that you are spreading negativity, they will let you go. Be sure you adhere to all the policies and follow instructions as they are given to you. If your company has a Human Resource Department, go and ask if you can be reassigned as this job is not what you agreed to and you would like to know what other positions may be available. If you can trust your immediate supervisor, confide that those you are having to share office space with are making it difficult for you to carry out your job responsibilities. How did you find out about this job? If you went through an agency, go back to the agency and let them know about what has happened. They are probably unaware that you are not working in the position that you were originally promised. Be patient. I have been where you are now and I tried to make it work and I tried to stick it out, but I stayed too long and I ended up getting fired anyway.

How to deal with a very authoritarian, intrusive, and nosey apartment manager?

Basically: we owe no rent or money to the apts, we have not been late on our rent, we have payed our pet deposit. We make no noise.

We have no A/C or heater since we’ve moved in (and we have no complained).

My problem is the manager. Half the tenants want nothing to do with her. She behaves like this is a college dorm and she’s the RA. She treats us like dirt.

What happened the dog we have is trained not to go inside, and as I opened the door she ran out and straight for the grass on the side. I have a shattered leg, so I can’t run to fast down the stairs. I get there, the dog is peeing so I wait. Manager walks around the corner, and right away flies off the handle. “Your dog just **** on the grass! I’m going to have you evicted!” I’m like what? First at being cursed at, second at being cursed for something that didn’t happen. I tell her to look for dog poop – there is none as the dog pee’d, we’re standing a few feet away – look for herself, “Well I ain’t going to look for dog crap.” is response. I try to explain to her, but she won’t let me get a word in. She finally says to me, “Are you from America? Can you speak English? Are you f-ing stupid?” – that was over the line, and I’ll admit I told her no one f’in’ talks to me like that that she needs the f off right now. I demand her bosses number. She tells me she don’t have tell me nothing, that she’s going to file an eviction on my roommate tomorrow (I’m listed as an occupant – I moved in two weeks after he did, we went down to her office and informed her that I was moving in and she told me fine and gave me her list of draconian rules like hanging out outside, absolutely no drinking outside which i was fine with, no bbq grills, and so on). I tell her go ahead, see you in court – and turn to leave, as I’m leaving she threatens the cops on me and have me removed from the property.

She does not own this property (small 4 building apartment complex), she is just an employee of the company that does.

She refuses to give me the number of the company she works for, and I don’t know what options I have as my lease just lists an abreviated name for the company and no number/addresss.
I’m serious about this lady. For example, I threw a box away I’d recieved in the mail (some clothes and a coat I’d ordered). She saw me do this at 1 in the morning. She went and got the box out of the trash and banged on my door at 1 am. Soon as I opened it, she started yelling at me for the putting the box in the dumpster without flattening it, then dropped it, and stalked off.
Also, she has had a number of complaints about her snooping outside people’s windows with her flashlight at 1, 2, 3 am.

You obviously have the landlord from h*ll. Whatever state you are in, go on-line and look up your state’s residential tenancy laws. You will find a section about what landlords can and cannot do. There will be section about your right to “peaceful and quiet enjoyment” of your premises. There will also be a section about harassment. Your landlord’s manager from h*ll has violated both of these provisions and she therefore is in violation of not only the state’s residential tenancy act but in breach of the agreement itself. The landlord and property management company can be sued.

So, this is what you do:

1. Send her a very clear letter with a copy of the specific sections she is in violation of. Choose your words carefully. Remember you have put this in writing. Request that she cease this kind of treatment or you will take legal action. Quote the incidences and that you are detailing each future occurrence. Explain that a copy of this correspondence is going to the landlord and management company. You can find out who the landlord or management company is by contacting city or municipal hall. The landlord requires a business license. Also, if you pay your rent by check then you will know who the management company is.

2. If she continues to threaten you with eviction, which I might add is another violation of tenancy law, then also quote the section that details “retaliatory” eviction.

If I were you I would not use foul language on her and I would walk away and avoid confrontation. If she persists then find out the agency or board that deals with tenant complaints. Every state has a legal means to resolve such matters.

If you have no heat then put this in writing and expect it to be repaired in a reasonable time. If it is not then this is one more reason to file a formal complaint that the landlord is violating the act. Landlords are required by law to provide adequate heat. If you say nothing in writing then you do not have a leg to stand on.

Misrepresented themselves?

I rented a home from a ABC realty company, who states on my lease they are so and so , Realtor of ABC realty. Ok well we started having many issues with the home and we finally had to ask to speak with the broker in charge. well the Broker in charge is this persons wife and she says, she says “she owns the company and he is just an employee and is not licenced to do realty with that company. that he rented the home as an employee, but is actually a realtor of another company. But we don’t need to involve them”. Well 1. can we have a mediator from the realtor commission present when we talk to the Broker in charge about the issues, because they are husband and wife. 2. can he be listed as a realtor of the company on my lease if this incorrect.
what makes this even more fishy is ABC company is not associated with the board of realtors. although the broker in charge is legit.

Your state licenses professions such as real estate agent and real estate broker. Check the “blue pages” of your phone book for state government offices in the state capitol for something called along the lines of “Professional Licensing.” Most states have an info line or state general phone number for questions of the “who do I call” variety. Each state names their agencies & depts slightly differently.

First check licensing for broker and agent, and the agent’s supervising broker. Then ask how to file a complaint for unethical or illegal conduct.

If you don’t get satisfaction here, call the state’s Attorney General, Consumer Protection Division. You will probably have to follow up your phone call with a letter; enclose copies of the lease/agreement, notes you took during your phone calls with these people, and correspondence with them.

for the last 5 weeks., i haave been receving different and many bank statements, credit cards under other peoples name. i dont know who they are, and never heared of them in my life and i have their banking information and credit cards. i have called the banks and told them that nobody that name leaves here, and to cancel or freeze the accout. but they keep sending them. this is a brand new house, i am the first one to ever live here., its not like people have lived here before and forgot to change their mailing address. what should i do? i want all this personal information from other people to keep coming here.

I would suggest:
1. Don’t open any mail not addressed to you.
2. Write on the envelope “Not at this address – Return to Sender” and put it back in the mail.

That way you don’t have to waste your time calling anyone, and when the bank gets the envelope back they can fix the problem.

Does anyone bank w/peoples cash solutions? It’s a second chance bank for those who are in chexsystems….at least I hope its a legitimate bank. redundant 14 week old son spoilt xmas do i have a case and is it worth it?

just wondering if anyone can give advice though a little complex .
small company and boss died 4 years ago .company got shared between his family and his partners family who also died before his will got finalised .
15 beneficiarys sharing the company undecided with the future of what to do with it which did not help as it was also tied to a 12 year fixed lease with the landlord not wanting to negotiate anything .
resulting in :
uncertainty of the future of the company causing upset and friction.
rumours leading to losing customers
directors wanting benefiaciarys to close the place down
constraints in the property lease
company losing money on a monthly basis with the directors not too concerned of the damage caused .
basically the directors intentions were to pull the plug at the point that there would be enough money to pay existing employees should it have got too low which has since happened .

I have lived in the same apartment 3 years. At my lease end they sent me all the normal lease renewal options. But I having been there 3 years (3 – 1year leases) I gave notice. I was going to move then couldnt because of work. I then paid the month to month rate (alot more then rent under lease)

Recently the entire leasing staff all left and there is new staff. So no one in the office knows me as a 3 year tenant.

After seeing that work was going to stay really busy and that I just couldnt do a move right now. So when I dropped off another month to month rent rate (over 300 more then normal lease rate ugh)
I asked about what rates they had sent me when my lease ended.

The new employee told me they couldnt offer me an new lease??? Its like they are tricking me a long term tenant into paying crazy month to month when they knew I was able to and moving right now was a hasstle.

Are they allowed to do that ? It is a well known property company all through California.

I will move but because of work I literally only have time to eat sleep shower go to work and nothing else. I dont want to get slammed paying these rates until I can get a move planned.

Where can I find out about what is covered in the state of Georgia by workers compensation laws?

I have a friend that was held up at gun point at the bank she works at in Georgia. She has been severly traumatized. The gun was put to her head (pushed hard against her head) and she truly feared for her life. The workers compensation carrier denied the claim. They are “controverting” the claim.
They said it’s not a physical injury so they will not pay.
So, where does she go from here?
Yes, she has been to counseling and THEY diagnosed her with Post Traumatic Syndrome.

As for the (hint, hint) I have very much been there for her, spend nights with her because she’s just so fearful. I’ve NEVER EVER seen ANYONE act like this. She was so vibrant but I think having a gun put to her head, pressed hard against her head and the guy so cold heartedly said I’ll kill you B***** and then hunt your family down if you don’t do exactly as I say.
Secondly, they have NOT caught the guy so he’s still out there….somewhere.

See, workers comp doesn’t have a strictly laid out policy as to exactly what they cover – because what they cover changes from month to month, and day to day, with case law. So it’s all defined by years and years and years of case law.

BUT, it’s always PHYSICAL problems – Bodily injury and disease. So any counseling she wants, she’s going to have to request from her employer, or get it on her own through her health policy. Or maybe there’s a state victim’s assistance fund that would help pay for it.

Workers comp ALSO doesn’t pay pain and suffering – it just doesn’t. AND, her employer’s not at fault for this!!

You could ask her, what would she have done, if she was robbed at gunpoint on a Sunday afternoon leaving the grocery store? Whatever she would do then, is what she has to do now. She’s going to have to take care of herself. Or rely on her friends (hint, hint) and family to help take care of her.

No, If you think you have an on the job injury go to your supervisor or boss and tell them you need to fill out the paperwork. An employer can take you or drive you to your doctors appointment, and can go into the exam room with you, however if you tell the nurse or doctor that you don’t want them in the exam room they must abide by what you say. You are the patient. So many people don’t know this and are made to believe that the co worker or employer can go into the exam room with you.

You don’t need to pay any benefits, as far as I know, unless you keep them as an employee. If you terminate their employment, you’re still on the hook for the lost wages/medical expenses related to that injury, but if they want to keep their group health insurance, they’d have to sign up for COBRA.

An illegal immigrant injured while working can receive workerscompensation, the District’s highest court has ruled.
Palemon Gonzales was working at a D.C. bar as a busboy on June 30, 2005, when a customer threw a bottle that hit Gonzales in the right eye, blinding him. Gonzales, an illegal immigrant, had to have his dislocated lens reattached through surgery, and he wasn’t able to return to work — at a different bar — until Jan. 25, 2006. By then, Gonzales was already in the process of trying to collect workerscompensation benefits. Asylum Company, which owned the bar where Gonzales was injured, fought the claim, in part, on the grounds that it contends an illegal immigrant can’t receive workerscompensation.

The D.C. Court of Appeals, however, says one can and Gonzales may now receive about $11,000.

One of the bar’s owners, David Karim, is now a partner in the D.C. nightclub Josephine. He testified during Gonzales’ workerscompensation hearing that the company wasn’t aware until after the injury that Gonzales was an illegal immigrant, court documents said. The company thought Gonzales was Armando Casarrubias, Gonzales’ cousin, whose name was on the immigration green card that Gonzales presented when he applied for a job at the bar.

It wasn’t until July 17, 2005, a few weeks after Gonzales was hit by the bottle, that Karim said Asylum learned Gonzales’ real identity, documents said. Up until that day, the hospital had been sending bills for Gonzales’ surgery to Asylum. But the bills were in Gonzales’ name and not in Casarrubias’. On July 17, 2005, however, Asylum pieced the puzzle together when Gonzales returned to the bar and asked to restart his job despite not being cleared to do so by his doctor. The bar management turned Gonzales away anyway because, Karim testified, they now knew Gonzales was an illegal immigrant.

The workerscompensation board awarded Gonzales benefits and the appeals court ruled that is legal under the District’s workers compensation laws because, in part, doing so is “consistent with the principle that the [workers' compensation] Act is to be construed liberally to achieve its humanitarian purpose.”

I just received a letter from the workers comp board and they said that a conciliation hearing is coming up which I will be notified shortly. How long does this take to get a hearing. So this hearing should not last so long; and maybe you’ll be entitled to compensation in a short time. It also depends on you and your requests.
But usually, I repeat, this conciliation hearing is the only thing you’ll have to do to reach an agreement, so there won’t be anything else after it

NYS Workers Compensation won’t pay me?

I have a back injury that I sustained from a job related accident. I was collecting workers comp. Against my doctors wishes I went back to work for another company which lasted a couple of months but the pain was so unbearable so I went to the doctor and he again took me out of work with total dissability.
I had the doctors paperwork submitted and my case worker said that the new job could have made my back worse and that she wouldn’t pay me until I saw one of “their” doctors. I have been out of work since 9/30/09 and have only recently received paperwork for my appointment which is 12/22/09.
I’ve done everything to try to talk them into paying me, I am going to be homeless soon if they don’t start paying me, but it is too painful to work regardless of how much pain medicine I take. I got a lawyer and he is setting up a hearing with the comp board.. but who knows how long that’ll take to set up. I’ll probably see their doctor before that happens. I’m getting in debt up to my eyeballs and they don’t care.. they have absolutely no hearts at this insurance company.

What can I do to get them to pay me right away? I really don’t want my children to be homeless for xmas because I was injured at work.
Also.. I can’t get disability from my company’s plan because It is due to a work injury, I was let go from the company because they needed to fill my spot, but Unemployment won’t pay me because I am able to get comp. It’s all a catch 22, and I can’t do anything about it.

There is only one answer. Workers comp attorney!!

You might also apply for SSI. But you really needa Workers compensation attorney. Check with your state bar to find one. And, usually they get paid from any settlement you get or from the insurance company. But make sure you ask them that question about how they get paid BEFORE you sign any contact with them.

I need a program that mangers can compleat for each employee to send to the Payroll dept. That keeps a on going balance of days off and vacation days for the year. But they can also enter the hours worked and commsions for that payroll. It would be a sheet that is used to key in the actual payroll for the employee each pay period. This would used only for geting the info prpred not the actual program that write the checks. Thanks
